Positioned adjacent the existing public pool in vacant land, early works included drainage, sewer and soil remediation works on a site that was previously a natural swampland. The 3500 sqm ground floor slab was poured in sections on trenches with screw piles up to 6 metres deep, followed by a steel frame, roof and cladding. A second 1000 sqm suspended slab was also poured above the administration spaces as provision for possible internal expansion works in the future.
Once the exterior claddings had been completed, two courts for both basketball and netball were built utilizing a black-butt sprung flooring. Other floorings throughout the facility were largely vinyl laminates, and epoxy coatings in the wet areas. The scope included an innovative louvre-fan extraction system to keep the courts cool in the heat of Gippsland summers. Finally, at the rear of the building, an 85-space car park was completed with minor landscaping works.
Our in-house joinery was used to fit-out the entire facility with commercial grade toilet partitions, cabinetry, change rooms, meeting rooms, administration office, first-aid room, and storage areas. As part of an ongoing relationship, Baw Baw Shire awarded Kubale Constructions the contract to build new club change rooms and the associated facilities at the Drouin Recreation Reserve.
Initial demolition of existing building took place before construction began on the new 640 square meter design. The new building included various change rooms, catering facilities, shower blocks, storage rooms, a medical room and a large, covered pavilion.
While the construction techniques required were largely conventional, the project required significant liaison between the multiple and differing stakeholders.
The total project value was approximately $1.2m. It was completed on time and within budget resulting in a very happy client.
- Structural steel with sandstone block-work cladding
- Commercial kitchen fit-out and epoxy flooring
- Demolition prior to construction
- Exceptionally tight timeline
After a competitive tender, Kubale Constructions began a 290m2 extension to the Drouin Primary Early Learning Centre. The development included a new a kitchen joinery package, two storerooms, an office, two consultation rooms and a storage shed.
Construction techniques were conventional and involved Exotec cladding on a steel frame.
While working on a live school and kindergarten site, we managed traffic and negotiated mutually acceptable working hours collaboratively with the ELC staff, parents and the Baw Baw Shire to minimise disruption and hazards to daily operations.
- Exotec external cladding
- Constructions with a live school and kindergarten environment
- Traffic mgt. complexities around school pick-up / drop-off times
After a competitive tender, Kubale Constructions began a 385m2 new-build for Drouin & District Community Financial Services. Positioned at the corner of Bank Place, the development includes an office suite, two retail properties, a reception, kitchenette, boardroom, and community meeting space.
Built on a suspended Bondek slab above under-slab storage, the walls are pre-cast and some exterior walls feature a faux wood aluminium feature cladding. The inside was completed with interior fixed partitions, floor coverings and a quality in-house joinery fit-out.
The site required external treatments including pavement, retaining, and fencing in this boundary-to-boundary construction.
The building was finally glazed in commercial grade, double glazed aluminium windows and doors. Construction went smoothly and included traffic management on this busy shopping strip. Handover was completed one month early, and within budget.

The Darnum Memorial Hall is located in the centre of the village and services the Baw Baw Shire community.
Kubale Constructions were awarded the tender for the repair of the exterior claddings. Works included replacement of the existing cement sheeting and weatherboards, replacement of the flashings to the barge ends, minor insulation and plaster works and fresh paint. This project required only conventional construction techniques with some sensitivity to the heritage elements of the building and the community’s need to use the building whilst the project was underway.
Collaboration with the Darnum Memorial Hall Committee, local services, Baw Baw Shire and the local community was a key factor in the successful completion of the project.
- Demolition and replacement of claddings
- Collaboration with the community
Kubale Constructions was contracted to complete the remodeling of the parking facilities at the Warragul Centre Point Coles.
Works on-site began with the demolition of the existing helical ramp within Warragul’s busy retail district. The project was then paused during the month of December to limit the interruptions to the Christmas trading for the retailers and recommenced in January. Work then began on the complex formwork to pour the new ramp to the upper parking level. Construction included the installation of additional ground floor structural steel to support the existing elevated concrete floor to accommodate the new 2500m2 Colourbond roof on the upper level. The scope included extensive LED lighting, fire services, line marking and asphalting.
Extensive traffic management was required to facilitate the 40t cranes and concrete pump trucks on this main street. To expedite the project, Kubale Construction staff worked very early in the mornings and through many nights under electrical lighting. As a result, the project was completed three weeks early and on budget.
- 2500m2 Colorbond roof
- Complex formwork for the concrete ramp
- Construction within an operational site with trader cooperation
- Traffic mgt for 40t cranes and concrete trucks on the main street
Kubale Constructions successfully tendered to build a four-level complex of residential apartments and amenities in the prestigious Melbourne suburb of Brighton.
Site works included a 700m2 underground car park (x12) with additional storage space for residents. This comprised a CFA pile construction with shotcrete basement walls to support the three levels of suspended slabs above. Three apartments were built on the ground floor with three deluxe apartments above on the 1st and 2nd storeys connected with a lift.
Significant savings were available to our client with the use of imported kitchens made to specification and fitted by local tradesmen. Finishes throughout included solid timber flooring, tiled shower bases with frameless glass screens, two-pack joinery, and square-set plastering. Coordinating the program with the imported kitchens was challenging, but ultimately the result was excellent, and the projected savings realised.
The building covered over 90% of the site while the balance was finished in hard landscaping surfaces of tiling, paving and garden beds.
- Large underground car park with shotcrete walls
- Imported kitchens coordinated within the program for cost savings
- Four level development with internal lift
